Commercial Owner Occupied Funding
This lending is designed for companies, partnerships or individuals purchasing / refinancing a property as business premises.

Types of property include industrial units, warehouses, factories, retail units, offices, workshops, supermarkets, general stores and post offices. Lending terms are available up to 25 years. To obtain the best interest rates and terms we would expect to see at least 2 years profitable trading accounts.

Commercial Investment Property Funding
The property is generally an office building or industrial unit let out on a long term lease to a tenant. Lenders generally require the lease to have at least 10 years to run but in certain circumstances will consider a shorter period. The interest rate is dependent on the quality of the tenant and length of the lease. Lenders expect the rental income at least to cover the interest costs on a cashflow basis. Exceptional terms are available for property portfolios.

Property Development Funding
We can arrange funding for both commercial developments (offices, factories etc) and residential developments (flats, houses, barn conversions, renovations etc). The applicant's experience in development is very important in achieving the best rates of interest. Generally development funding is arranged on an interest only basis with the term of the facility based on the cashflow model used for the scheme. Through our contacts we are able to arrange Joint Venture partners on certain development schemes where the developer has a shortfall in the amount of deposit cash to proceed with the scheme.

Healthcare Funding
In recent years there has been a trend towards larger corporate ownership in the care and nursing home sector. Funding is generally easier if the property has 30 plus beds, lift facilities and all rooms have ensuite facilities. Whilst we can help with smaller homes the rate of interest charged is generally higher than that available to homes with in excess of 30 beds. To obtain the best interest rates and terms we would expect to see at least 2 years profitable trading accounts.

Leisure Funding
Good quality hotels, country pubs, town centre pubs, guest houses, golf clubs, restaurants and many more. To obtain the best lending rates it is essential that the borrower has experience in the business. For both purchase and refinance we would expect to see at least 2 years profitable trading accounts.

The percentage advance available is dependent on the quality of the transaction. All term lending is secured by a first charge over the freehold or long leasehold property. The funder will generally instruct their own panel valuer to carry out an appraisal for lending purposes.
